ASSUMPTION PARISH 
This is the neighborhood parish of the Catholic Church of the assumption, between I-580 and East14th Street, Estudillo up to 140th Avenue.  Most of these homes are single story ranch-style tract homes built in the 1940s and 1950s.  San Leandro High School is in this neighborhood. 

BAL (UPPER AND LOWER)  The areas known as the Lower Bal and Upper Bal are located between San Leandro Boulevard and MacArthur, from 136th Avenue to 150th.  This neighborhood got it's name from the Bal Theater located on E14st is still standing. The Upper Bal is considered above East 14th, and the Lower Bal is below East 14th.  Most of these homes are smaller tract homes, built post-world War II.  Two parks Halcyon and Toyon are located in the Bal neighborhood with Bay fair Mall is just south of it.

BAY-O-VISTA   In the rolling hills east  section of San Leandro is known as the Bay-O-Vista neighborhood.  This is generally the most expensive area in San Leandro, offering fine bay views and low traffic flow, wide streets.  The homes are simi-custom to custom made, located on generous sized lots and many are less then 35 years old.

Best Manor was named for industrialist Daniel Best.  Homes in early San Leandro here are non-tract, many of them Mediterranean style.  Best Manor is home to the police department and City Hall.  Peralta House is also located here.  Best Manor is often included in the Farrelly Pond District but it is older.

BROADMOOR DISTRICT  This is one of the older areas of the city with wide streets and a range of architectural styles.  Many homes have double lots.  Homes are available in all sizes, from small two bedrooms to large five and size bedroom homes.  Some parts like homes on Superior were built by the Derry Brothers.  Broadmoor is bordered by Oakland, down to Dutton, and from Bancroft, west, to East 14th Street.

Davis Tract is the "original" tract, built by Stanley Davis in the 1940's.  Homes are mostly two-bedroom, one-bath, one-car garage.  There has been several new home developments in this area.  Davis Tract runs from the Oakland city limit to Williams Street.

ESTUDILLO ESTATES & GLEN  San Leandro Creek watershed runs through this neighborhood giving numerous homes a lovely natural habitat for a backyard.  There are a wide variety of home styles, from Tudor to Mediterranean to Colonial.  Many homes have large lots, and most have well tended yards.  Estudillo Estates boundaries are MacArthur to Woodland Avenue, and Juana Avenue to Dutton Avenue.View Photos of these Neighborhoods & Homes

Floresta Gardens & Bradrick is a well-groomed tract was built in the 1950s by Valley, Logan & Bradrick home builders.  Originally built between 1100 to 1170 square feet having 3 bedrooms 1-2 baths with a 2 car garage provided quality homes originally priced $9,000 to $11,000.  These homes have quick access to I-880, BART, and shopping.  Floresta Gardens is located east of the Nimitz, along both sides of Floresta Boulevard and Washington Avenue to the train tracks.  Today you can track sold homes in Floresta Gardens over the last few years at this link.

Hillcrest Knolls is about 700 homes nestled in the unincorporated San Leandro above the I-580 freeway between 150th and Bay-o-Vista.  The hillside neighborhood sits wrapped around the hill and is teeming with birds and many trees. Hillcrest Knolls is a mixture of new spotted in with older homes.   The majority of homes were built from 1937 to 1955 and are between 750 over 1900 square feet in size.  You may find these house prices most affordable with the bay views in San Leandro.

LACQUA MANOR/ BEST MANOR  This tract was built in the 1950s.  Homes are two and three bedrooms.  Shopping is convenient at local Marina Square Shopping Center, and John Muir Middle School is also nearby.  Lacqua Manor is between Marina Boulevard to Williams/Davis Street, and from the Nimitz freeway to the Bart tracks.  View Photos of these Neighborhoods & Homes

Marina Fair is located south of Mulford Gardens near the open spaces of the Tony Lema golf course and the San Leandro Marina, along the bay.  Homes are generally three-bedroom, 1960s tract homes and there are many condominiums available on Fairway Dr, Belvedere and Doolittle Drive.

MULFORD GARDENS  This neighborhood was once well-farmed land with an abundance of oyster beds along the bay.  Today, Mulford Gardens is a neighborhood with a variety of housing styles, larger lots and some light industry.  Milford Gardens is located along the bay, both sides of Marina Boulevard down to Fairway Drive.  Marina Golf course is in Mulford Gardens.

OLD SAN LEANDRO  This is the oldest section of San Leandro, with some homes 100 years and older built by many of the town's original farmers and Portuguese immigrants.  There is a blend of condominiums, apartments and older homes in this area, as well as commercial property.  Best House and Casa Peralta are located here.  Boundaries are the Saint Leander's Church vicinity, between East 14th and the BART station, along both sides of Washington Avenue.

The Farrelly Pond District is an early tract development dating from the 1940's mostly two-bedroom dwellings. This neighborhood has lots of charm and a nostalgic feel to it.  The boundaries are roughly from East 14th to the BART tracks, from Davis Street to the Oakland border.

Sheffield Village strictly speaking is within the borders of Oakland, but is located by the Oakland Zoo and hills.  Residents use San Leandro city streets and services, and their children attend San Leandro Schools.  Homes are mostly modern styles, and some views compare to Bay-O-Vista's. Sheffield Village is located north of Bay-O-Vista and east of I-580, against the hills.

WASHINGTON MANOR  This district is very large, with many shopping centers and tract homes.  The area was unincorporated until the 1960s.  When San Leandro extended the development.    Borders are Interstate 880 in the east, Purdue to the north, San Lorenzo to the south and to the west, Wicks Boulevard.  Track View details on sold Washington Manor homes.

Heron Bay  Sea Port at Heron Bay was built in 2 sections, the densely packed homes north of Bay front Dr and the homes on larger lots south Bay front Bayfront Drabut Both abutt the Natural beauty of the San Francisco bay shoreline and were built between 1997-2000.  The northern homes were between 1321 -1651 square feet in size having 3-4 bedrooms and a 2 car garage.  The southern development "Sea Port" marketed by Roberts Landing Inc. plan 1 "The Egret" with about 1545 square feet, "The Tern" with about 1827 Square feet, "The Pelican" with about 1999 square feet and "The Clapper Rail" with about 2246 square feet of living space with 3-5 bed room and 2 car garages. Copies of floor plans are available from Scott at Prudential Ca Realty upon request. Marina Vista Homes were built between 1993 and 1999 by Wesco home builder had 5 models known as the Malibu (single story model not built after 1994), the Huntington, Carmel, Monterey and Catilina.  Homes built by Wesco were between 1807 -2917 square feet and had 2 and 3 car garages. 

Cherry Wood homes were built from 2000 - 2004 and ranged from 1400 square foot to 2814 square feet in living space and have from 3 to 6 bedrooms.  All have 2 car garages and homes on Accolade is the area where the Citation homes created a higher densely and located the smaller homes.  For more information the Cherrywood HOA phone is 510-683-8614

San Leandro is a diverse and culturally rich community.  Recreation is one of the high points of San Leandro. The city boasts an  23 parks and recreation facilities. Which include swimming pools and sports fields.  The San Leandro Marina provides two golf courses, a library, extensive bay access including boat launch, dockside dining, loads of grassy park for play and picnicking.  This city was first discovered in 1772.  During the 1800's and 1900's San Leandro became famous for its abundant, delicious cherry harvest. Since then, San Leandro citizens have celebrated the Cherry Festival..
